    "body": "<p><strong>Ce 27 avril, le Conseil communal de la Ville de Luxembourg a approuv&eacute; le nouveau PAP du site Kennedy Park port&eacute; par BPI Real Estate, ouvrant une nouvelle &eacute;tape pour l&rsquo;un des sites les plus embl&eacute;matiques du Kirchberg. Sur plus de 3 hectares, l&rsquo;ancien si&egrave;ge historique de BGL BNP Paribas s&rsquo;appr&ecirc;te &agrave; changer de visage : Kennedy Park transforme int&eacute;gralement ce lieu en un quartier mixte, ouvert et durable, pens&eacute; pour accueillir de nouveaux usages et redessiner le quotidien du Kirchberg &agrave; l&rsquo;horizon 2028. </strong></p><p style=\"text-align: justify\">Huit nouveaux immeubles y associeront bureaux, habitat (appartements, coliving et h&ocirc;tellerie), loisirs, commerces, services avec un parc de 1,6 hectares ouvert au public. \u200b </p><p style=\"text-align: justify\">&Agrave; terme, Kennedy Park accueillera environ 830 r&eacute;sidents et plus de 4.000 employ&eacute;s, participant &agrave; la transformation d&rsquo;un site historiquement tertiaire en un quartier actif au-del&agrave; des heures de bureau, sept jours sur sept. </p><p style=\"text-align: justify\">Deux acteurs &eacute;conomiques internationaux ont d&eacute;j&agrave; choisi Kennedy Park pour y implanter leur futur si&egrave;ge : KPMG Luxembourg et Linklaters. Linklaters prendra possession de son nouveau si&egrave;ge de 5.500 m&sup2; au 3<sup>e</sup> trimestre 2028, KPMG Luxembourg y installera ensuite ses 1.800 collaborateurs au 4e trimestre 2028 dans un b&acirc;timent de 31.000 m&sup2;. </p><p style=\"text-align: justify\">Deux immeubles de bureaux restent disponibles au sein de cet ensemble : Ginkgo (8.200 m&sup2;) sur l&rsquo;avenue J.F. Le jardin existant devient un parc ouvert &agrave; tous, un lieu de respiration et de rencontre vers la nouvelle Plazza centrale qui animera le site au quotidien. Les circulations vertes renforceront la porosit&eacute; entre les axes des H&ocirc;pitaux Robert Schuman rue Steichen et du Boulevard Kennedy. </p><p style=\"text-align: justify\">Les immeubles tertiaires con&ccedil;us en structure bois, portent des noms d&rsquo;arbres, tandis que les programmes d&rsquo;habitat empruntent des noms de fleurs. concours europ&eacute;en</strong> </p><p style=\"text-align: justify\">Pour garantir une qualit&eacute; architecturale, urbaine et paysag&egrave;re &agrave; la hauteur des enjeux, BPI Real Estate a organis&eacute; au second semestre 2024 une consultation priv&eacute;e et r&eacute;mun&eacute;r&eacute;e : 17 &eacute;quipes candidates, 5 finalistes, puis 2 &eacute;quipes s&eacute;lectionn&eacute;es sur base de crit&egrave;res d&rsquo;int&eacute;r&ecirc;t g&eacute;n&eacute;ral, d&rsquo;am&eacute;nagement urbain et de durabilit&eacute;. Chaque &eacute;quipe se composait d&rsquo;un bureau international et d&rsquo;un bureau luxembourgeois. </p><ul class=\"release-content-list release-content-list--bulleted release-content-list--align-inherit\"><li><span>Le jury consultatif, pr&eacute;sid&eacute; par Mathias Fritsch du bureau BFF&hellip; architecture urbanisme, &eacute;tait constitu&eacute; de repr&eacute;sentants issus de Service Appui aux D&eacute;veloppeurs au Minist&egrave;re du Logement et de l&rsquo;Am&eacute;nagement du Territoire, Direction de l&#039;Am&eacute;nagement Communal et du D&eacute;veloppement Urbain au Minist&egrave;re des Affaires Int&eacute;rieures, Ville de Luxembourg, Fonds d&#039;Urbanisation et d&#039;Am&eacute;nagement du Kirchberg, Alfred PETER Paysagiste Urbaniste, BGL BNP Paribas, KPMG Luxembourg et de BPI Real Estate. </span></li><li><span>Le duo Schmidt Hammer Lassen Architects (Danemark) et Assar Architects (Luxembourg) con&ccedil;oit quatre b&acirc;timents : le coliving Orchid sur l&rsquo;avenue J.F. Kennedy, la r&eacute;sidence d&rsquo;appartements Iris, l&rsquo;h&ocirc;tel Lotus et l&rsquo;immeuble de bureaux Oak sur l&rsquo;axe Edward Steichen. </span></li><li><span>L&rsquo;&eacute;quipe A2M (Belgique) et Moreno Architecture &amp; Associ&eacute;s (Luxembourg) est en charge des trois immeubles de bureaux le long de l&rsquo;avenue JFK, dont les futurs si&egrave;ges de KPMG Luxembourg et de Linklaters, ainsi que le b&acirc;timent Ginkgo. Elle con&ccedil;oit &eacute;galement la plazza centrale et le pavillon donnant acc&egrave;s &agrave; un tout nouveau centre de loisirs, unique &agrave; Luxembourg, ainsi qu&rsquo;&agrave; des commerces et services. </span></li><li><span>Le concept paysager est d&eacute;velopp&eacute; par Landskab (Danemark), avec l&rsquo;accompagnement de Green Surf (Belgique) pour la mise en &oelig;uvre. </span></li></ul><p style=\"text-align: justify\"><strong> </strong></p><p style=\"text-align: justify\"><strong>Un d&eacute;veloppement durable, sobre et circulaire </strong></p><p style=\"text-align: justify\">Kennedy Park est pleinement &laquo; <em>future-ready</em> &raquo;, les crit&egrave;res environnementaux guidant chaque choix de conception. </p><p style=\"text-align: justify\">Dans une logique de sobri&eacute;t&eacute;, 48.800 m<sup>2</sup> d&rsquo;infrastructures existantes sont maintenus, soit plus de 60%, et vont &ecirc;tre r&eacute;utilis&eacute;s, incluant notamment les parkings en sous-sol. Les mat&eacute;riaux de construction ont &eacute;t&eacute; soigneusement inventori&eacute;s, et sont tri&eacute;s en vue d&rsquo;&ecirc;tre r&eacute;employ&eacute;s, recycl&eacute;s ou revaloris&eacute;s. &Agrave; titre d&rsquo;exemple, plus de 12.000 m&sup2; de dalles de faux plancher sont remis sur le march&eacute;. \u200b </p><p style=\"text-align: justify\">Le projet int&egrave;gre les meilleures pratiques du Groupe CFE, tant en termes de d&eacute;veloppement immobilier que de techniques constructives. Les immeubles tertiaires s&rsquo;appuient sur des structures mixtes bois optimis&eacute;es, et des solutions constructives performantes, permettant d&rsquo;atteindre une r&eacute;duction de l&rsquo;ordre de 30 % du carbone incorpor&eacute; par rapport &agrave; un b&acirc;timent administratif standard b&eacute;ton. </p><p style=\"text-align: justify\">Au-del&agrave; de leur caract&egrave;re architectural singulier et diff&eacute;renciant, les fa&ccedil;ades sont pens&eacute;es pour trouver le juste &eacute;quilibre entre le meilleur apport de lumi&egrave;re naturelle, sans surchauffe en &eacute;t&eacute;. Le quartier int&egrave;gre en outre des &icirc;lots de fra&icirc;cheur, des jardins suspendus et des terrasses arbor&eacute;es avec r&eacute;tention des eaux pluviales, production photovolta&iuml;que et pompes &agrave; chaleur, afin d&rsquo;atteindre une performance &eacute;nerg&eacute;tique AAA. Les optimisations structurelles et la mise en &oelig;uvre des b&acirc;timents bois sont assur&eacute;es par Wood Shapers, bureau d&rsquo;&eacute;tudes int&eacute;gr&eacute; de l&rsquo;entreprise. </p><p style=\"text-align: left\">Align&eacute; sur la taxonomie europ&eacute;enne (NZEB am&eacute;lior&eacute; de 10%), Kennedy Park vise les certifications BREEAM&reg;, DGNB, WELL Building
